The Marylebone garage nobody could buy
£1.6MPAID£1.5MPROFIT
Three developers tried to buy a working mechanic's garage on a Marylebone mews, and all three walked away. It had a 14-year lease, so no mortgage, plus covenants in the lease. Mads bought the lease for around £1.6M with costs, then the freehold for a little over £1M. He dug a basement under permitted development and got planning to rebuild three floors above ground. Then he sold it with planning to the end buyer, who paid him £1.1M to build it. Figures are as Mads states them.
The lesson: SELL WITH PLANNING
