Paresh Chandegra, Goldrose Sharpe Developments
The empty Camden building turned into seven flats
A 3,400 sq ft commercial building across the road from Camden Stables Market, empty for about a year and listed at £1.9M. Paresh opened at £1.5M and, after months of back and forth, agreed £1.62M. Under Class MA he planned seven flats: the ground-floor units pass the daylight test with roof lights and a ribbon window, and lowering the loft floor reached 37 sq m. At filming the scheme was recommended for approval, and he bought it with development finance before the final s106 was signed. Projected build: around £800K over about six months. Phase two plans a rear extension and a mansard roof through full planning. Projected GDV: £3.3M, or £3.9M if phase two gets planning. He is keeping the building to rent. Figures are as Paresh states them; GDV is a projected value, not profit.
